1. Payment Obligation

Rent is due on the same calendar day each month as your lease commencement date. For example, if your lease starts on the 15th, rent is due on the 15th of each subsequent month. A one-time late penalty of $200 applies if payment is not made by the due date. No exceptions will be made.

2. Non-Payment & Eviction Policy

Any history of non-payment, eviction, or unresolved debt from previous tenancies will result in immediate rejection of this application. Providing false information is grounds for immediate termination.

3. Property Care

Tenants must maintain the property in good condition. All damages beyond normal wear and tear will be deducted from the security deposit.

4. Move-Out Procedure

To initiate a move-out, tenants must submit a Move-Out Request through the Tenant Portal (Move-Out tab), stating a clear reason for vacating. A minimum of 60 days written notice is required — the requested move-out date must be at least 60 days from submission. The request will be reviewed and must be approved by the landlord before it takes effect. Once approved, a final inspection will be conducted. All outstanding bills, damages beyond normal wear and tear, and any other charges are deducted from the security deposit, and any balance remaining is refunded within 30 days. If the total owed exceeds the security deposit, the shortfall is invoiced and falls due on or before the last day of tenancy. Tenants on the earlier arrangement paid security deposit only at the start of the tenancy and pay rent for the month already occupied, so one month of rent is outstanding at all times; the rent for the final month, together with any other unpaid charges, must also be settled on or before the last day. Where the tenant breaches the contract, the security deposit is forfeited in full and all other outstanding charges remain payable on or before the last day. Any amount left unsettled after the last day may be referred to a collection agency to recover the loss.

5. Communication

Tenants must remain reachable and respond to landlord communications within 24 hours. Repeated failure to communicate may result in lease termination.
